Tucked away in the heart of Lucan Village, Fitzpatrick & Heavey carried out a full renovation on this mid terrace home. The two-bedroom property built in 1860 spanned across 737 sq. Ft and had an extremely low energy rating of BER G which required immediate attention.
The project involved a number of major initial construction changes including upgrading of the full heating system, fitting of a new gas boiler with multi room control panels. The internal walls were all insulated with warm board to increase the BER of the property and all internal fixtures, fittings, and partition walls were upgraded. All internal walls were insulated ad re plastered. Finally, the property was made fully energy efficient with the installation of solar energy panels.
Downstairs, the kitchen was extended to a modern, open planned area with a bar dining area, while a master bedroom was added upstairs, directly above the kitchen. A new, modern bathroom with high spec tiling and sanitary ware was installed to continue the modern upgrade of this property. The garden was landscaped to include a cosy seating area in the heart of Dublin.
With the final refurbishments completed, this took the property from an initial 737sq.ft to a three-bedroom property standing at 1100 sq. Ft when the property was put back on the market.
